House prices have been on the rise in Greater Manchester for quite some time now, which is good news for sellers but not-so-great news for first time buyers who are looking to get a foot on the property ladder. Across each of the region’s 10 boroughs, the cost of a home fluctuates and differs from one month to the next. Keeping up with the average house price in each area can help house hunters figure out the most affordable place to live, as well as aiding those looking to sell up.

Bolton

The current average cost of a property in Bolton is GBP195,565. Over the last year sold prices were similar to the previous year but are up 18 per cent on the 2019 peak of GBP165,079.
The majority of sales in the borough over the last year are terraced properties, selling for an average price of GBP140,378. Semi-detached properties sold for an average of GBP196,730, with detached properties fetching GBP371,505. Househunters looking to buy in the Manchester borough can expect an average house price of GBP283,131, which is one of the higher areas of the region.
The majority of sales in Manchester are semi-detached properties, selling for an average price of GBP304,208. Terraced properties sell for an average of GBP226,155, with flats fetching GBP210,174. Sold prices in Manchester over the last year were similar to the previous year and 22 per cent up on the 2019 height of GBP231,863.

Overall, sold prices in Stockport are 1 per cent down on the previous year and 16% up on the 2019 peak of GBP263,633. For around the same price as the average house price, househunters can buy a four-bed townhouse like this one that is currently up for sale.
Tameside
