Plans for shops, drive-thru and 35 new homes at business park
A large residential and commercial development is in the works in a bid to regenerate a brownfield site near a Derbyshire town. Plans for up to 35 homes near the current Bolsover business park[1] form just part of a proposal seeking to redevelop the site that acts as a prominent entrance into the town.
As well as the housing development, documents submitted to Bolsover District Council detail a desire to construct two retail units, one of which as a discount food store, a drive-thru business and a total of 34 other units for a variety of purposes on land off Woodhouse Lane. The application site includes part of the current Bolsover business park.
Currently the park houses a range of businesses including retail, leisure, commercial and industrial businesses, but according to applicant Welbeck Estates, approximately 50% of the buildings on the site have been left vacant[2]. A statement in the planning documents from the applicant reads: “Over time, the site has become under-utilised and buildings have been left vacant due to either not being financially viable to rent out or do not meet EPC ratings and standards to rent to businesses.
“The buildings on site are currently a mix and match of various designs, scale, and appearances, the business park currently lacks unity and legibility throughout the site. The Welbeck Estate are therefore committed to rejuvenating the majority of the Business Park to meet current and future businesses and retail market demand within Bolsover town.”
The proposed site stretches across the west from Woodhouse Lane and would see the commercial development (retail units, drive-thru) built on a patch of land across Intake Road, a street that splits the site in two. The employment units and homes would be built on part of the existing business park.
In a community engagement document, the applicant states that concerns over existing tenants at the business park were raised by locals. The applicant said: “The Welbeck Estate is committed to sustaining existing local businesses wherever possible and all tenants are given the opportunity to move into the improved spaces.”
